Turf Type Tall Fescue, that's the variety of grass I've been recommending in this region for either over seeding or seeding a whole new lawn.
I realize there are other grasses out there, but all the great comments I've gotten over the years from home owners, I have to stick with this grass variety.
Keep in mind that Turf Type Tall Fescue is only an umbrella under which there are dozens of varieties like: Rebel, Astro, Falcon, Falcon 2, Winchester and Rebel Junior for starters. Any of the turf type tall fescues are great to use. If you want even a better stand of these varieties, choose two or three and mix them. Most stores already have a pre-mixed variety package for the consumers convenience.
Turf Type Tall fescues have several advantages over other grass varieties. For instance, Turf Type Tall Fescue varieties have medium width blades, respond to fertilizer very well, tend to weather dryer conditions in the middle of the summer and finally they don't clump up like the Kentucky 31 tall fescue variety. Remember, Kentucky 31 tall fescue is better suited for pasture and hay fields and won't make a quality looking lawn.
For a new lawn, the use of 10-12 pounds of Turf Type Tall Fescue per thousand square feet is recommended while if you are going to over seed an existing lawn, the amount should be cut in half.
